At Brentor, we're always pushing the boundaries of property development, and our latest project is no exception. What started as an ambitious vision is now well on its way to becoming our most complex and exciting HMO development to date – a true testament to the power of collaboration and the benefits of thinking big.

 

We wanted to give you a sneak peek into this "beast" of a build, a project that truly exemplifies the potential of economies of scale in property investment. 


Imagine a transformation on a grand level: 

✔️ Former office building 

✔️ Prime location

✔️ Set to evolve into a substantial 21-bedroom HMO, each room boasting its own en-suite. 


To foster a strong sense of community amongst its future residents, the property will also feature three expansive communal areas, each stretching over 70 square metres – spaces designed for comfortable shared living and interaction. Adding to the complexity and scale, a significant 60% of the final structure will be brand new build, seamlessly integrated with the existing footprint.


This ambitious undertaking truly highlights the benefits of thinking big and leveraging the power of economies of scale. By developing a larger number of units within a single project, we can often achieve greater efficiency in construction, management, and ultimately, returns. This allows us to create high-quality accommodation while optimising costs and maximising the potential for significant cash flow.


What makes this project even more exciting is its collaborative nature. This is a Joint Venture between Brentor and one of our valued investing partners. By combining our development expertise with their investment capital, we're achieving something truly remarkable. The forecasted financial outcomes are particularly compelling, with projections pointing towards a full return of initial capital upon refinance, followed by a very healthy and sustainable cash flow once the HMO is fully operational. This demonstrates the potential for significant returns that can be unlocked through strategic joint ventures.


The journey to bring this vision to life has been a fascinating one, navigating the intricacies of the planning process. The property initially secured planning permission for a 9-bedroom HMO, a significant step in its transformation from a former office building. However, our ambition didn't stop there. We then successfully obtained approval for an extension, increasing the capacity to 16 bedrooms – crucially, securing approval for the overall massing of the expanded building. Now, we're in the final stages of planning, seeking approval for additional rooms within the loft space, which will bring the total to an impressive 21 bedrooms.


We are incredibly excited about the potential of this project and the value it will create for both our investing partner and the future residents.
