Over the years of investing and helping clients invest, we have realised how important and how good the commercial sector is to invest in, quite often we find due to the size of the assets, there is a barrier to entry for many investors, but done correctly this is a great space to invest with pension money and other funds for a secure passive investment.

We work with some of the best agents and legal professionals in this space to bring you, our investing partners, great passive investment opportunties, in commercial property via our Syndication model.

SYNDICATED INVESTMENTS

What is a syndicated property investment?

Simply put, a property syndicate is an arrangement whereby a group of like-minded investors collectively allocate funds to invest in a commercial property, a purchase which, otherwise, they might typically have been unable to afford. Unlike a collective investment, you are fully in control and will be required to attend a virtual meeting to vote on major decisions with fellow owners.

WHAT ARE THE BENEFITS OF PROPERTY SYNDICATES?

Property investment in any form has the potential to be a lucrative and attractive form of investment, both for income and capital returns. However, investing via a syndicate can bring added advantages:

Strength in numbers

Syndicators connect groups of investors bringing higher-value and more complex properties within reach. Investors in any one syndicate can also be a mix of private individuals, corporations, charities and pension funds.

Control

Individual investors own a share of the underlying property and therefore have control over the strategy of the asset within the syndicate, including the option to sell at any point.

Freedom of choice

Investors can choose a syndicate that matches their investment appetite and preferences. For example, they can target income or gains, a particular business sector or location.

Tax transparency

If structured correctly, syndicates are tax transparent so that those investing are only taxed, if at all, on their share of income and gains.

Spread the investment

Syndication gives the investor the option to buy into a single high-value property or to spread their capital across a range of properties.

Exciting investments

Syndication opens up the possibility of owning not only a piece of the high-street, but also offices, industrial units and more.

WHAT DO WE BUY?

Industrial Building

WAREHOUSES

Buying prime office space can be very lucrative, with many assets producing strong cash flow to our partners in the syndication and also future uplift from PD rights to convert to residential at a later date.

HOW DO WE BUY?

With the advice and assistance of our long-established (1767) City of London Solicitors, who specialise in Syndicated investment structures, an ownership structure for each acquisition is created in the form of an SPV, to provide protection for our Investors, flexibility in purchase negotiations for the Agents, and security for the Lender, where mortgage finance is arranged.

Opportunities are presented to investors who have expressed an interest in joining a Syndicate. Shares are purchased in the SPV by investors, so each investor is in full control of how much they invest into each property.

Regular shareholders meetings are held and all shareholders vote on any decisions, leaving you fully in control.

Exits vary but typically we look for assets where we can see solid cash flow and the opportunity to add capital value.
