Joint Ventures | Is it right for you?

There are lots of ways to make money out of our developments – Joint Venturing is one! We’re going to walk you through the process to see whether it’s right for you! What is a Joint Venture?


A joint venture or JV, is a partnership between Brentor Developments and our Investors. The idea is that each of us contributes to the JV in a way that is mutually beneficial, and in return, we share the profits and risks associated 50/50.


Why JV?


There are lots of benefits to forming a JV such as: Increased Capital | JVs mean that our investors can access larger and more lucrative deals than they would be able to pursue on their own. Reduced Risk | By sharing the risks associated with an investment, investors can mitigate their individual exposure. Access to New Opportunities | What’s the cliché? “Your network is your net worth”. Well, JVs can provide our investors with access to deals that they might not otherwise be aware of. Avoiding High-Interest Rates | We take on the senior debt on development projects so you don’t have to. Also for those that live aboard, interest rates are even higher than those that live in the UK. Working with us allows you to access UK interest rates if you are looking to hold long-term, we also offer an option where you buy us out with the refinance.


What type of JVs do we offer?


That depends on the investor. There are two main types of investors that we consider when it comes to JVs. Equity Investors | Typically HNWI, UHNWI or Sophisticated investors generally have a high level of understanding of financial markets and property markets and due to this are welcome to become JV partners on an equity level. In order to qualify for equity investing you will need to self-certify that you fall into one of the below categories. Loan-Based Investors | These types of investors have a limited understanding of financial markets and property markets. They also typically have smaller investment portfolios.


What is a certified high-net-worth individual?


To qualify as a HNWI, you will need to confirm that you either:

  • Have an annual income in excess of £100K or

  • Have net assets in excess of £250K beyond your pension fund assets and your private residence.


What is a certified sophisticated investor?


You will need to confirm one of the following:

  • You have been a director of a company turning over at least £1 million within the last two years

  • You have made more than one investment in an unlisted company in the last two years

  • You have been a member of a network or syndicate of business angels for at least six months

  • You have worked in the past two years in a professional capacity in the private equity sector or in the provision of finance for small and medium enterprises


Current JV opportunities


We currently have several JV opportunities available at Brentor and we are raising funds for one of our new sites that we have an option on to cover the planning costs. FULLY FUNDED - Regent House is situated on Cumberland Place overlooking Watts Park. It was developed in the early 19th century circa 1820 and consisted of a series of elegant Georgian-style houses. The houses were in residential use until the 1920s when they were converted to offices. Numbers 1 to 4 were demolished after the war, and the Queen's Keep office block was later built on the site. We are now lovingly turning Regent House, 11 Cumberland Place back into residential usage, making six stunning one-bedroom apartments in the centre of the city. These apartments are perfect for first-time buyers, BTL investors or Serviced Accommodation. We have already had reservations on 4 out of 6 of the apartments. Winchester Sites | We have 4 sites in Winchester that we’re in the process of securing. These sites are varied, but all of them offer fantastic development opportunities, and we are looking to partner with both Equity and Cash investing partners on these projects. Canford Cliffs | Luxury modern residence a stone's throw from Sandbanks in Dorset, this site is secured and we are currently in discussion with a couple of partners to move forward. Fixed Return Opportunity | In the immediate future we are looking to raise £50,000 for 6 months (longer options are available) to buy out an investor, from an ongoing project, who needs to have their funds returned early (due to personal circumstances).
